Corporate Towers: Sime Darby Properties & Sime Darby Energy & Utilities

Sime Darby Brunsfield Holding Sdn. Bhd. has developed a  two 12 storey mixed-office building that are targeting LEED-CS v3 2009 CERTIFIED certification.

Blue Snow Consulting and Engineering Sdn. Bhd. ‘s Scope of Work :

  1. LEED AP ( Accredited Professional ) and Consultant
  2. Energy Modeler
  3. Commissioning Authority (CxA)

With each having a gross area of about 230,000 sf on a 42,000 sf  plot and a rentable Office of almost 200,000 sf, both these buildings will be ready for occupancy in mid 2011.

These buildings will be strategically located to have good Community Connectivity with surrounding amenities and public transportation hubs.

These buildings exude a distinctive corporate presence in the form of its tower, one that of contemporary design and material – with curved surfaces of steel and glass while expressing the dramatic verticality of its central fin walls. The building forms will carve a green belt garden offering the large ground floor galleries and its surrounding areas shady landscaped public greenery to pedestrians. With the optimum alignment, their natural building orientation will minimize direct exposure with the smallest facades to the eastern morning sun. Deep external sun shading devices and louvers of the curved elevation, will further help in reducing solar heat gains which will reduce the building thermal load.

For solid waste management, the refuse chamber will be equipped with Recycling Bins and a rubbish compactor to reduce the mass of organic waste for and other non-recyclable waste for easy handling. Smaller Recycling bins of glass, paper and metals are also located at every floor to promote the act of recycling as a culture within the building occupants.

These buildings were designed with open plan office which is intended to allow for the flexible division of office layouts and changing multi-tenant requirements should it be necessary. The full height low E glazed perimeters and sun shading devices, diffused natural lighting flood each office floor would reduce the dependence on artificial lighting and thereby increasing energy efficiency. All levels of offices are designed with a common balcony and green area at the center which functions as an air pocket to capture winds aiding in the cooling and cross ventilation of the building. This air pocket while allowing the buildings to ‘breathe’ is also performs as social vicinity where users can admire the views around them amidst cool breezes. Smoking will be strictly prohibited in all internal zones in accordance with LEED requirements.

This environmental design incorporates a Green Roof with a designed landscaping that has  breathtaking views of the surrounding neighborhood, expressways, golf courses. Patrons can hold barbeques, parties, gatherings, private functions, corporate meetings, conferences or just relax and unwind after a day’s work. This purpose-designed Green Roof adds to the heat insulating properties of the rooftop and reduces the thermal load of the floor below.

Other salient Green features are :

Conditions important to occupant comfort  which are fresh air, ventilation controls, lighting controls and an acceptable IAQ level are all managed with acceptable standards meeting LEED requirements

All possible efforts were made to reduce the use of chemicals harmful to users and residents.

The design reduces the carbon footprint of the construction and operation activities, and will identify energy-efficient lighting, heating, ventilating and air conditioning systems.

High-performance envelope, thermal insulation were investigated and implemented and no air leakage throughout the life of the building was insured.

BACNET established for HVAC&R, Energy and Water monitoring, renewable energy and lighting controls for Measurement and Verification to meet IPMVP Standards.

Low-Emissivity ( Low-E) glass façade that has specifications of low Shading Coefficient  and  U-values

High glass façade design to provide daylight harvesting opportunities, to maximize the reach of daylight into deeper areas of the floor plates.

Individual control of lighting to reduce energy consumption.

Thermal comfort requirements: the office zone provides adequate comfort controls to enable occupants  to be comfortable according to ASHRAE Standard 55.2 comfort envelope during full occupancy or part occupancy
